Are you thinking about building a barndominium? There are many factors you should consider before deciding that a barndominium is right for you. We recommend you read through this to get a base knowledge of what comes with the barndominium building process and beyond.

  1. Location & Zoning

    • Zoning Regulations: Check local zoning laws and building codes to ensure a barndominium is permitted in your area.
      • Believe it or not, some towns don't allow for barndominiums to be build. There can be many reasons for this, usually it comes down to the where you are planning to build.
    • Site Considerations: Evaluate the land’s topography, drainage, and soil quality for proper foundation and long-term stability.
      • Also consider what your barndominium will look like compared to neighboring houses. You don't want to stick out like a sore thumb if you are planning to build in a neighborhood. Barndominiums are better off being built in a more spacious area with little to no neighbors. 
  2. Budget & Financing

    • Construction Costs: Account for both the barn structure and the finished interior—while the basic shell might be cost-effective, interior finishes, insulation, and utilities can add up.
      • Yes, the large expenses like lumber, foundation, insulation... may seem like they suck up the most money but you will quickly realize that it is the smaller things that can run you over budget. Windows, cabinet, and doors (interior and exterior) are often the things that will run you over budget.
    • Future Expenses: Consider long-term maintenance, utility bills, and potential resale value.
      • It can cost a lot to heat a cool a space as large as a barndominium, so don't go cheap on insulation and windows. It most likely will pay off in the long run.
  3. Design & Layout

    • Open Concept vs. Partitioning: Decide on an open-plan living space or define areas for bedrooms, bathrooms, kitchen, etc.
      • The most common floor plan for barndominiums is more open, but this isn't always the best use of the space.
    • Multi-functional Spaces: Think about incorporating spaces like workshops, garages, or storage areas to suit your lifestyle.
      • A very popular feature is a loft above the garage area. This is a perfect place to have a mancave or extra family area.
      • Another popular feature is attaching your detached garage with a covered walkway. This reduces the noise in your main living area and gives you an opportunity to have an additional outdoor space safe from the elements.
      • The best part about building a barndominium is that you are already building something out of the ordinary so it's a lot more common to see special features that aren't typically in most homes. Feel free to get creative.
    • Outdoor Living Areas
      • Don't forget one of the most important areas of any home. Barndominiums offer the ability to make some of the best outdoor living areas of any home.
      • Another special feature of a barndominium is how you can easily incorporate the front/back patio to look seamless to the main structure while also giving you plenty of room to make an amazing outdoor area.
  4. Structural & Material Considerations

    • Durability & Reinforcement: Ensure the design meets all load bearing standards, especially from the roof.
      • Although a metal roof is much lighter then your typical shingle roof, you must make sure load is getting distributed to the foundation. This usually isn't a problem as most barndominiums are constructed using the post frame style.
      • If you are designing your own building, I highly recommend getting your plans looked over by a structural engineer or someone very familiar with post frame buildings. This can save you a lot of time and headache.
      • We also highly recommend using brackets for extra reinforcement. Not only will it make a more solid build, but they can add an extra touch of aesthetics if left exposed.
    • Material Choices: Consider materials that complement the barn aesthetic while offering energy efficiency and low maintenance (e.g., steel, reclaimed wood).
      • Some of the most common siding materials are metal, board and batten, or stone.
  5. Insulation & Energy Efficiency

    • Temperature Control: Since many barndominiums have metal exteriors, proper insulation is crucial to maintain a comfortable interior climate year-round.
      • The all-around best method of insulating a barndominium is using closed cell spray foam. This is great for insulating the building but also for an additional water barrier. It also adds some structural integrity to the building itself.
    • Energy Solutions: Evaluate options like solar panels, efficient HVAC systems, and high-performance windows.
  6. Utility Integration

    • Systems Planning: Carefully plan the integration of plumbing, electrical, and HVAC systems to ensure they’re all effective and code compliant. 
      • You should always get these checked by your local code enforcement before tapping into the main lines. This is typically mandatory in most areas.
  7. Contractor Experience

    • Expertise Matters: Work with builders experienced in barndominium or similar projects to avoid common pitfalls and ensure a smooth construction process.
  8. Future Flexibility

    • Expansion Potential: Consider how the design might adapt to future needs or renovations.
      • If you every plan on adding onto your building, you should leave an area that won't look odd when building onto it.
    • Resale Value: Think about design choices that might impact the home’s appeal on the market down the line.
